End Of Lease Obligations


The obligations of tenants and landlords regarding end of lease pest inspections are outlined in the Residential Tenancies Act 2010.


As a tenant, you’re responsible for keeping the property reasonably clean, which includes taking steps to prevent pest infestations. When you move out, you’re required to leave the property in the same condition it was in when you moved in, minus fair wear and tear. This means if there’s a pest infestation, you may be responsible for having it treated before you leave.


As a landlord, you’re responsible for ensuring the property is fit for habitation and kept in good repair. This includes ensuring the property is free from pests at the start of the tenancy. If there’s a pest infestation during the tenancy, it’s generally the landlord's responsibility to have it treated.


In terms of end of lease pest inspections, the landlord can arrange for a pest inspection prior to the tenant moving out. If any pest infestations are found, the landlord can request that the tenant has them treated before they leave. Alternatively, the landlord can arrange to have the property treated themselves and deduct the cost from the tenant's bond.
